加州卖房的程序:

1. 选择合适的卖方经纪人:做房子合乎市場的估价报告C.M.A

2. Market Plan 确定市场策略,签约经纪人,做上市前房产修缮工作

3. Home stage, Market stradge 房屋推上市,美化房屋,网上,媒体销售,宣传图片,开放参观等

4 处理买主出价合约:在所有的购买合同中选择最符合卖方利益的合同进行磋商谈判。直到达成共识。

5成交:双方协商一致,即进入公证期(OPEN ESCROW),开始进行买卖过户手续

6准备文件:卖主提供屋主报告,周边环境报告等及其他合約中要求的相关文件等(disclosures)。

7应买方的修理要求:买主房屋检查后,通常会提出一些修缮要求,有些是卖主必须要做的,有些双方协商即可。

8白蚁检查:在加州法律規定,房屋买卖时必须完成白蚁检查(termite report),如发现白蚁需要杀白蚁。

9选购房屋保修计划:通常卖方会为买方一項”房屋保修计划 (Home Warranty)”,以保障买方买后不会立即須要花大钱修理房子设备。

10署产权过渡文件:签署产权过渡文件(GRAND DEED),过户产权给买方。

11过户及取得售屋款:一切过户手续完成,卖方在CLOSE ESCROW之前可拿到扣取应付款后的售屋款。

12家及交钥匙:卖方按規定的时间內清出房子,並交钥匙给买方。
