定价是整个销售过程中最重要的一环。正确的定位,定价能使房产迅速出售,资金快速回流,而不恰当的定价可能会使得房产长期搁置,甚至交易取消,根据资料统计,上市屋定价高低和市场买家关注率成反比,同等类型地域房产即定价越高得到的关注率越低,不要跟市场作对。

搁置越久的房产会失去上市的新鲜度,缺少竞争会给仅有的买家提供压价的机会,买房通常都会做房屋评估并有估价保护条款,房价跟市场评估价差距过大可能导致买家合法解除合同,这个结果对卖家有弊无利。因此了解市场行情准确定价是成功销售的关键。定价稍低于市场价,会引来多方竞拍,房价被哄抢甚至超过市场价并迅速出售。

Homes sell at a price a buyer is willing to pay and a seller is willing to accept.  it doesn’t really matter how much money you think your home is worth. Nor does it matter what your agent thinks.If a home is priced too low, priced under the competition, the seller should receive multiple offers to drive up the price to market value.The danger is pricing it too high.

Pricing homes is part art and part science. part intuition, part experience. If you’re not careful, you’ll end up with an overpriced home – and that can really hurt your chances of selling it anytime soon. It involves comparing similar properties, making adjustments for the differences among them,  tracking market movements and taking stock of present inventory, all in an attempt to come up with a range of value, an educated opinion. This method is the same way an appraiser evaluates a home. And no two appraisals are ever exactly the same; however, they are generally close to each other. In other words, there is no hard and fast price tag to slap on your home. It’s only an educated guess and the market will dictate the price.

The financial loss often exceeds the extra mortgage payments paid and goes beyond the uncompensated hassle factor of trying to keep a home spotless during showings. It affects the value that a buyer ultimately chooses to pay because it’s not a fresh listing anymore. It’s now stale, dated, a market-worn home that was overpriced for too long. Don’t let it happen to you. Don’t be that seller of an expired listing.
