洛杉矶买房具体流程:

1. 雇佣买方经纪人看房选房 (Find a Real Estate Agent and showing the property )

寻找房子:  根剧您所要求的房子区域,种类,大小,房间數目,买价等,我们尽可能寻找合乎您要求的房屋资讯, 并带您去看.

2.出价  (Making offer):

当您选定您要的房子, 需要提供我们您的姓名、出价、需要在多少天内过户、有何向卖家提出的特別条件、3﹪的支票訂金、和银行足以付房款的证明。我们准备好合约给您签字。

3. 进入过户程序 (Open Escrow):

如果价格和其他条款双方协商一致,就可在escrow company 公证公司开户并开始过户程序。

4. 房屋检查 ( Home Inspect ):

您可自己找检查公司,或我们也可代找。检验结果有重大问题可提出让卖家维修,或退出合约。

5.房屋贷款和评估(Mortgage Loan Processing &Appraisal)

如果有贷款,贷款银行要由认证的第三方评估机构对房屋进行价格评估。如果买方现金交易,建议买方也要自己安排价格评估。一般普通住房评估费用$350.00左右.

6.审阅房屋报告(Review Seller’s disclosure)

根据法律卖方需要提供给买方的报告以保证买方利益和公平的合约:前期屋主 ( 产权 ) 报告,白蚁报告,地区自然灾害报告,含铅涂料报告,周围污染物报告,卖主所知道的房屋任何问题的报告等等,如有问题可要求卖方修理,这些报告的费用一般由卖方提供。

7. 取消意外限制条款(Contingency Removal)买家在合同裡一般选择三个意外限制条款,A.在房屋检验出现重大问题,B.贷款得不到批准,C.评估报告远低于原价的情況之下,可以中止交易,全额拿回定金。一般在签约后17天之內,没有问题,买家会取消这3个限制条款,交易顺利进行。

8. 白蚁检查(Termite Report)

加州房屋以木质结构主,房屋交易前法律要求做白蚁检查。惯例做法是卖主在交易的最后步骤之前請白蚁检查公司出报告,如需杀白蚁,将根据买卖合约条款执行。

9.  购买有关保险 (Home Insurance)

卖家经纪带我们对房屋内外屋况做最后检查。

11:完成过户 (Close Escrow)

如有贷款签署贷款文件。付齐房款进escrow company户口,等产权公司title company 在county recorder office 政府登记后交收钥匙,通知水电气公司变更屋主资料,大约一周后收到产权证及所有权保险.

 

Buy a home in Los Angeles
Buying a home is often the single-most important, largest investment in people’s lives. Achieving the goal of homeownership requires research, dedication, patience and knowledge. Therefore, knowing how to buy your dream house is the first main ingredient in the recipe for homeownership success.
Steps in the buying process…
1.Lender pre-qualification. Until you are pre-qualified for the loan you will need, no seller will take you seriously. Generally pre-qualification is a very quick process.
2.Home search. Working with the Los angeles Multiple Listing Service (MLS), we will search for homes that meet your needs.
3.Finding a agent,Given the complexities of buying a home, a real estate agent is a highly valuable resource of information and contacts who can help you navigate through the process of homeownership, put forth an offer, push paper work, and much more.
4.Making the offer. Once we’ve found the perfect home, we’ll fill out the Purchase Contract, which serves as both the offer to purchase the home and defines the terms and conditions of the sale, once it is accepted.
5.Contract acceptance. Perhaps after some haggling by counter-offer, the contract is accepted. The transaction goes into the escrow process with the title company, where all the documents necessary to effect the sale will be accumulated.
6.Inspection period. Acceptance of the contract initiates the inspection period, the time available to you to have professional inspectors in to evaluate the home. For any defect turned up in this process, you can choose to accept it as is, request that the seller repair it, or you can exit the contract unilaterally, without consequence. This is an extraordinary level of buyer protection.
7.Repair period. Should you request repairs from the seller, they will be effected at the end of the inspection period.
8.Final walkthrough. This is your opportunity to follow up on the seller’s repairs and to make sure the home is in the same condition as when the contract was accepted.
9.Recordation of title. Throughout this two to six week span of time, many other documents have been prepared and placed in escrow. You qualified for your loan and signed a stack of loan documents. The title company researched the history of the property and helped to clear any lingering defects on the seller’s title. The title company also prepared title insurance policies for you and for your lender, warranting that your title to the property will be free and clear of defects. When all of these documents are finalized, the title company will record the change of title with the county.
